Further Information on the Poll recently sent to all Purchasers/Owners on the Construction of the Rain Shelter

Residents who have attended CGRA’s AGM back in April 2011 would recall that there was a proposed resolution to construct the above facility at an estimated cost of RM80,000.00 which was unanimously adopted and passed by those who were present.   However, at that particular point in time, the figure of RM80,000 provided was only a very rough estimate without any drawings or plans.

HGDPS have since obtained the necessary approval from the local authority and called for tender for the above project. Three (3) companies have submitted their tender out of which one (1) has been shortlisted to execute the project at the contract sum of not more than RM210,000.00.

The substantial difference from our original estimates is primarily due to the structural requirements/costs due to the roof design and size, including the roofing material. The drawing/design of the roof shelter has been appended below for your study and review.  It is also attached as a part of the poll form for your reference.

For your information, the CGRA had verified HGDPS contractors’ pricing by inviting two (2) additional companies to quote for construction of the facility where both came in substantially higher than HGDPS’s shortlisted contractor.

Prior to proceeding, CGRA is taking a poll to gauge residents for or against a capital expenditure of about RM210,000 for the proposed rain shelter as a grand entrance to Canal Gardens.  CGRA appreciates your feedback before Wednesday, 15 August 2012.

Dear Admin

Thanks for posting this. Hope you don't mind for discussion sake.

In principal I am for the rain shelter (& for a very very long time due). However, it would be good if HGDPS disclosed the 'not so grand' rain shelter design too for our benefit.

Also if it is not too much to ask for, what are the building materials used / proposed for the "RM80,000" & "RM210,000" design so that the difference can be realised.

No other intentions, the design must be both form & function. What is more important is that the design serves its purpose ie maximising shelter from heavy rain. The aesthetics are just choice of materials after a good design (to give a long lasting look & minimum of maintenance) is selected.

The design should also not create blind spots for the security guards & CCTV. I noticed there is another pillar in-between Residence & Visitors boom gate. Just a layman asking if this additional pillar is really necessary. Hope the engineers / architects in HGDPS can advice.

Were there other designs proposed ? Did HGDPS go through the various designs (form & function) with CGRA ?

Sorry to ask so many questions but hope these are useful to address (if not yet) by CGRA to HGDPS - & perhaps they may be also in the minds of many other residents. Thanks in advance & appreciate what you guys in CGRA are doing.

Personally i feel that it is worth investing in an impressive one for long term so long it is durable and minimum maintenance required. Further, it will enhance capital appreciation and market value of the canal properties as well. Looking forward for the new image of canal gardens in view of so many gated n gated community in kk n ku now with grand and modern appearance. It is time to have an impressive and grand entrance in order to remain competitve and at the same time provide convenience to the residents/vistors.
